What it means
More homes sold. Fewer came on. Pending held steady.
Here is the plain version:
- Sales picked up. 415 homes sold, up 20 from last week.
- New listings slowed a little. 562 came on, down 13. That is normal as fall goes on.
- Pending deals held steady. 566 is close to last week's 557. Buyers are signing deals at about the same pace.
- Fewer price drops. 717, down from 734.
- Fewer homes came off the market. 304 expired or were withdrawn, down from 329. Fewer sellers pulled their homes this week (102, down from 136), but a few more listings expired (202, up from 193).
Put it together and the market is flattening, not falling apart. Buyers are still out there. They are picky about price.

What it means if you're selling
- Price it right the first time. 202 listings expired this week. A home that sits at a price buyers will not pay often ends up there.
- Look at pending deals near you. What is going under contract now in your town tells you more than what sold in the spring.
- Less new competition. With fewer new listings, a well-priced home stands out more.

What it means if you're buying
- The pace is steady. Pending deals are about flat. Most homes are not getting swarmed.
- Look at homes that have sat. A home with a price drop may have more room to talk.
- Less to pick from. Fewer new listings means a home you like that is priced right can still move.
- Rates dipped a little. 7.33% is lower than 7.43% a week before. Small changes still change a payment, so talk to a licensed lender about your numbers.
