The numbers this week

Here is how this week compares to last week (Oct 12) and the week before (Oct 5).

  • Pending deals (contingent + under contract): 557. Last week it was 558. Two weeks ago it was 589.
  • New listings: 575. Last week it was 640. Two weeks ago it was 606.
  • Sold: 395. Last week it was 424. Two weeks ago it was 557.
  • Price drops: 734. Last week it was 727. Two weeks ago it was 798.
  • Expired and withdrawn: 329 (193 expired, 136 withdrawn). Last week it was 285. Two weeks ago it was 396.
  • Back on market: 97. Last week it was 85.

Mortgage rates this week

  • 30-year fixed: 7.37% on Oct 16.
  • A few days before: 7.46% on Oct 13.

That is a small dip, less than a tenth of a point. Rates are still in the 7s. For more on where rates sit and why, read Are 7.5% mortgage rates the new normal in Pittsburgh?

What it means

Fewer homes came on. Fewer sold. Pending held flat.

Here is the plain version:

  • New listings slowed down. After a jump last week, fewer sellers put homes up this week. That is normal as fall goes on.
  • Sales are lower. Sold homes went from 557 to 424 to 395 over two weeks. Sales close weeks after a deal is signed, so this follows the earlier drop in pending deals.
  • Pending deals stopped falling. Last week we said pending deals had dropped three weeks in a row. This week they held at 557. Buyers are still signing deals at about the same pace.
  • Price drops held steady. 734 is about the same as last week and below the 798 from two weeks ago.
  • More listings expired or were pulled. 329 came off the market without selling, up from 285. Those are often homes that were priced too high and sat.

Put it together and the market is flattening, not falling apart. Buyers are out there. They are just picky about price.

What it means if you're selling

Buyers are still signing deals. But they have choices, and they can see which homes have been sitting.

  • Price it right the first time. 329 listings expired or were pulled this week. A home that sits at a price buyers will not pay often ends up there.
  • Look at pending deals near you. What is going under contract now tells you more than what sold in the spring.
  • Watch your first two weeks. Most of the attention a home gets comes early. If showings are slow, the price is usually the reason.
  • Fewer new listings can help. With less new competition this week, a well-priced home stands out more.

What it means if you're buying

This is a steadier market than it was in the spring.

  • You have a bit more time. Pending deals are flat, not jumping. Most homes are not getting swarmed.
  • Look at homes that have sat. A home that has been on the market a while, or had a price drop, may have more room to talk.
  • Fewer new listings means less to pick from. If you see a home you like that is priced right, it can still move.
  • Rates dipped a little. 7.37% is lower than 7.46% a few days before. Small changes still change your payment, so talk to a licensed lender about your numbers.

Common questions

Is the Pittsburgh housing market slowing down in October 2026?

It is flattening. New listings fell from 640 to 575 and sales fell from 424 to 395 this week. Pending deals held flat at 557, after 558 last week and 589 two weeks ago.

Are home prices dropping in Pittsburgh?

What are mortgage rates in Pittsburgh right now?

The average 30-year fixed rate was 7.37% on Oct 16, down from 7.46% on Oct 13, per the Mortgage News Daily daily index. Your own rate depends on your credit, loan type and lender.

Why did more listings expire or get withdrawn?
