Pittsburgh housing market update, week of October 12, 2026

Short answer: the Pittsburgh housing market is flattening. For the week of October 12, 2026, pending sales fell for the third week in a row while new listings went up.

Here are this week's numbers for the Pittsburgh area. They cover homes on the residential MLS in Allegheny, Westmoreland, Washington, Butler, Beaver and Fayette counties.

The numbers

  • Pending sales: 558. Last week it was 589. Three weeks ago it was 595.
  • New listings: 640. Last week it was 606.
  • Price drops: 727. Last week it was 798.
  • Sold: 424. Last week it was 557.
  • Expired and withdrawn: 285 (162 expired, 123 withdrawn). Last week it was 396.

What it means

More homes came on the market this week, but fewer went under contract. Pending sales have now dropped three weeks in a row. The market is flattening.

Fewer price drops and fewer expired listings is a good sign. Sellers who price right from the start are not chasing the market down.

If you're selling

Buyers have more to pick from than they did a few weeks ago. Look at what is going under contract near you, not what sold in the spring. A home priced right on day one gets the attention.
