Mortgage rates this week
- 30-year fixed: 7.24% on Oct 29, per Freddie Mac's weekly survey (PMMS).
- Freddie Mac's week before: 7.32% on Oct 22.
This week's rate comes from a different source than last week's post. Last week we used the Mortgage News Daily daily index (7.33% on Oct 26). Freddie Mac posts a weekly average. The two are measured in different ways, so they are not directly comparable. Do not read 7.33% to 7.24% as a change.
Freddie Mac's own number did dip a little week to week. Rates are still in the 7s. For more on how rates moved this fall, read Mortgage rates cool off in October 2026.
For illustration only. Not a loan offer or commitment to lend. Rates, payments, and terms depend on credit, income, loan program, and lender approval, and can change without notice. Buyers may need to qualify at the full note rate. Talk to a licensed lender for details.
What it means
Sales jumped. Fewer new listings. Pending held steady.
Here is the plain version:
- Sales jumped. 501 homes sold, up 86 from last week.
- New listings slowed. 477 came on, down 85. That is the biggest drop in our last three weeks.
- Pending deals held steady. 575 is close to last week's 566. More of those deals moved to under contract (246, up from 223).
- Fewer price drops. 690, down from 717.
- More homes came off the market without selling. 365 expired or were withdrawn, up from 304. Expired listings rose to 245, up from 202.
Put it together and the market is flattening, not falling apart. Homes priced right are selling. Homes priced too high are sitting until the listing runs out.

What it means if you're selling
- Price it right the first time. 245 listings expired this week. That is up from 202 last week.
- Less new competition. Only 477 new listings came on. A well-priced home stands out more.
- Buyers are still closing. 501 sales this week shows buyers are out there in Allegheny, Westmoreland, Washington, Butler, Beaver and Fayette counties.

What it means if you're buying
- Fewer new homes to pick from. New listings fell to 477. If a home you like is priced right, it may not last.
- The pace is steady. Pending deals are about flat. Most homes are not getting swarmed.
- Look at homes that have sat. 690 homes had a price drop this week. Some sellers may have room to talk.
- Get your own rate quote. A weekly average is a guide, not your rate. Talk to a licensed lender about your numbers.
Common questions
Is the Pittsburgh housing market slowing down in November 2026?

What are mortgage rates in Pittsburgh right now?
Freddie Mac's weekly average for a 30-year fixed was 7.24% on Oct 29, 2026, down from 7.32% on Oct 22. This is a national average. Last week's post used a different source (Mortgage News Daily), so the two weeks are not directly comparable. Your own rate depends on your credit, loan type and lender.
How many Pittsburgh listings expired or were withdrawn this week?
365 in total: 245 expired and 120 were withdrawn. Last week it was 304 (202 expired, 102 withdrawn).
Is it a good time to sell a house in Pittsburgh?
Sales jumped this week and fewer new listings came on. A home priced right from day one can still sell. More listings expired this week, so a home priced high is more likely to sit.
