What Is Open Real Estate? What It Means for Pittsburgh Home Sellers
Short answer: Open Real Estate is a new plan from four big brokerage groups. Agents would enter a listing once. Then it would be shared with MLSs, home search sites and other brokers. It is built to work with the MLS, not replace it. The goal is for more buyers to see more homes. It is still a plan. No launch date has been set.
Disclosure: I am with eXp Realty. eXp's parent company, AGNT, is one of the four founders. I am sharing this as news, not as an ad.
Who is behind Open Real Estate?
The four founders, announced October 26, 2026:
- AGNT, Inc. (parent of eXp Realty and NextHome)
- HomeServices of America
- Keller Williams Realty
- Real REMAX Group
Also joining as participating members:
- Brown Harris Stevens
- Lamacchia Realty
- Samson Properties
Other brokerages can join at no cost.
How would it work?
- An agent enters a listing once, using standard fields.
- The listing is shared with member brokerages and their agents.
- At the same time, it goes to local MLSs, home search sites, appraisers and data services.
It is not a new home search site. It is meant to help the sites and MLSs that already exist share listing data.
Why did they start it?
Some homes now sell in private, off the open market. The founders say that when that happens:
- buyers can miss homes that are for sale
- sellers can reach fewer buyers
Their four goals:
- Expand buyer opportunity
- Empower informed seller decisions
- Protect data integrity
- Promote fair competition
The group also says sellers should know how their home will be marketed, who it will reach, and what they may gain or give up with each choice.
What it could mean for Pittsburgh-area sellers
This applies to sellers in Allegheny, Washington, Butler, Beaver and Westmoreland Counties the same as anywhere else.
- The more buyers who see your home, the more chances you have to sell it.
- A listing in the open reaches buyers on the MLS and on home search sites.
- A private listing reaches fewer people.
- Nothing changes yet. Open Real Estate is still a plan.
Right now there are more sellers than buyers in the Pittsburgh metro. Read are there more sellers than buyers in Pittsburgh? When buyers have choices, being seen matters. What happens next?
- No launch date has been announced.
- Over the next six months, the group plans to meet with brokerages and MLSs and finalize its rules and technology.
- Details like which MLSs and sites will take part, and how private listings will be handled, are not out yet.
